Originally built in 1895, this old firehouse in New York City has been transformed into a cool-town incubator for small tech star-ups. Designed by Rafael de Cárdenas of Architecture At Large, the five story space houses offices of variable sizes from executive pods, four person private offices, to sixteen open plan work areas. These multiple scenarios support a diverse range of start-up teams and allow for flexible groupings as companies come and go.

A series of flexible spaces, such as stadium lounge seating, roof terrace and back courtyard, allow for larger presentations, informal meetings and social get-togethers. Timber paneling is juxtaposed with graphic fluorescent lighting to create a refined but energetic & creative environment.

The 1,000-square-meter Black Ocean Firehouse still has its original windows and intricate brick facade, though it now sports a black paint job. This is how you do an office reno. Nailed it.
