After three decades at their original office, Design Hotels has made a big move to their new headquarters in Berlin. The top-floor space, designed by emerging local studio RHO, sits within AXIS—a newly constructed urban hub in a former industrial area near Ostkreuz station.

RHO made the most of the bones they had to work with. Five-metre-high ceilings and floor-to-ceiling windows wrap around the space, flooding it with light and giving 360-degree views across the city. The layout is split into four zones: a central community area, office space, cafeteria, and creative studio.

“Our new headquarters reflects the spirit and values of Design Hotels in every detail,” says Stijn Oyen, Managing Director of Design Hotels. “RHO understood our vision from the start, translating it into a stunning environment that inspires creativity and fosters connection for our team and the wider Design Hotels community.”

The community area serves as the heart of the office, featuring a floating reception desk and a Ligne Roset Asmara modular sofa. An immersive freestanding meeting room and raised podium with varied seating levels accommodate everything from informal collaboration to focused work. Kvadrat fabric curtains offer flexibility, creating intimacy for smaller gatherings or yoga sessions when needed.

The office spaces balance openness with privacy through meeting rooms furnished with Andreu World conference tables and Vipp chairs, alongside dedicated telephone boxes and think tank cabins. A custom kitchen connects to an outdoor terrace with Vetsak seating, acting as a communal space for cooking and socialising.

On the opposite side sits the creative studio—a flowing space centred around a workshop table, rotating pinboards that double as room dividers, and a wellbeing room complete with a chaise lounge and Shanti Chair by Inner Design. Industrial Marset and Sammode lighting illuminates work areas, whilst moss-based artworks by Lilo Klinkenberg introduce organic elements that harmonise with the colour palette of neutral tones punctuated by terracotta and matcha green.

Sustainability was baked into the project from the start. RHO reused existing furniture where possible, chose natural materials like linoleum and wood, and picked EGE carpets made from recycled fishing nets. The building’s heating and cooling system adjusts itself based on how many people are in the space and what the weather is doing.

“Every spatial element is crafted to foster creativity and interaction,” explains Nikita Marykov, co-founder of RHO. “We also wanted to create a cohesive visual and tactile experience that conveys the atmosphere of the space. It embraces timelessness—not chasing trends but quietly withstanding them—resulting in an environment that is stable, adaptable, and built to endure.”

Following nine months of construction, Design Hotels moved into its new headquarters in July 2025, marking a fresh chapter for the brand.
