Beijing-based studio MDDM has given an old textile factory new life, converting it into a multi-disciplinary office for movie production company CWITM.

Pre-existing skylights on the industrial shed roof were maintained to allow for abundant natural light. Stark white surfaces and semi-transparent polycarbonate panels enhance the bright, open space, occasionally interspersed with coloured MDF elements.

High ceilings made way for a mezzanine extension that is assigned to various departments as an open-plan office, separate from the main level. However, encouraging social interaction among co-workers is at the core of the design. There are minimal partitions, and those walls that do exist easily slide apart, meant to foster openness both literally and figuratively.

Common areas and individual offices vary in size and amenities, allowing flexibility throughout the space. Meeting rooms offer privacy by way of frosted glass and curtains that can be pulled shut, but have total transparency when left open. A large conference room connects to a cinema with a stepped platform, while a wooden box is home to both a meeting room and a traditional tatami room.

The pantry is at the heart of the building, with French windows providing views to the garden for employees to enjoy over a snack. A service block situated in front of the pantry houses bathrooms, showers, and storage.

This office manages to cater to all prospective film production needs – from discreet, quiet rooms that allow for concentration, to open spaces built for creative interaction. MDDM achieved in designing a space that feels expansive, yet maximises on functionality.
